A coating is only the visible layer of a larger technical decision. Substrate condition, preparation, moisture, chemistry, application conditions, and maintenance all influence the result.

THE SYSTEM ANATOMY

Six layers of thinking before the room goes back into service.

Not every project uses six separate products. These are the six decision layers that should be understood and documented.

The concrete

The slab is the foundation of the system. Strength, cracks, contamination, previous coatings, moisture, and movement all affect what can responsibly be installed.

Mechanical preparation

Grinding or shot blasting removes weak surface material and creates a measurable surface profile. The goal is a clean, sound, open surface—not simply a floor that looks clean.

Repairs and transitions

Cracks, joints, spalls, edges, drains, and door transitions are reviewed individually. Coatings do not erase structural movement; details must be designed around it.

Primer or base layer

The first resin layer is selected for the substrate and system. Its job may include wetting the prepared concrete, supporting bond, controlling absorption, or receiving aggregate.

Body and decorative layer

Color, metallic pigment, quartz, or flake creates the main visual field. Application method and working time shape both appearance and consistency.

Protective finish

The topcoat is chosen around traffic, light exposure, chemicals, texture, sheen, and maintenance. A beautiful sample is only one input into that decision.

CHEMISTRY, IN PLAIN LANGUAGE

Choose a complete system—not a buzzword.

Names such as epoxy, polyurea, and polyaspartic describe chemistry families. The product data sheet, layer sequence, thickness, preparation standard, and service environment turn a chemistry into a specification.

PREPARATION / THE INVISIBLE VALUE

Adhesion starts before the coating arrives.

Industry guidance treats surface preparation as a selection process: evaluate the concrete, the material to be installed, and the job-site conditions; then choose the preparation method, required surface profile, and quality-control checks.

Preparation may expose cracks, weak concrete, contamination, or old material that was not visible during the first walk. That discovery is useful—it allows the installation plan to respond before those conditions are buried beneath a finish.

MOISTURE / CONDITIONS / CURE

“Dry to the touch” is not a complete readiness standard.

Concrete can contain or transmit moisture that affects some coating systems. Temperature, slab condition, humidity, ventilation, mix ratio, pot life, recoat window, and cure schedule also matter.

The responsible path is to use the selected manufacturer’s current technical data and the appropriate project testing—not a universal promise. Return to service should be defined by use: walking, vehicle traffic, cleaning, and chemical exposure are different events.

A WORKING VOCABULARY

Six terms that make a flooring conversation better.

Knowing the language helps customers compare proposals, understand the installation sequence, and ask for evidence instead of relying on product names alone.

CSP
Concrete Surface Profile: a visual and tactile reference used to describe how aggressively concrete has been prepared.
Pot life
The usable working time after multi-component materials are mixed. It is not the same as dry time.
Recoat window
The time range in which the next layer should be applied to achieve the intended intercoat bond.
Broadcast
The controlled distribution of flake or quartz into a wet resin layer, often until the layer will accept no more aggregate.
Return to service
The point at which the manufacturer permits a defined use. Foot traffic, vehicle traffic, and chemical exposure may have different timelines.
Moisture vapor
Moisture moving through concrete. The correct evaluation and mitigation path depends on the slab, system, and manufacturer requirements.
